Buying an office building in central Moscow: senior and mezzanine from two lenders

How we put together acquisition financing with senior debt and a mezzanine loan from two different lenders.

Carte Capital · 3 min read

The task

The buyer of a business centre in central Moscow did not have enough equity to close on a bank loan alone.

The structure

The financing was split into two layers, senior debt and a mezzanine loan, each from a different lender. This reduced the buyer’s equity requirement.

The result

The acquisition was financed by two lenders. We used a similar structure in 2021 for the Novosushchevsky business centre (35,000 m²).
